Packwood Neighborhoods
Trail’s End
This small neighborhood is nestled along the river between two High Valley Divisions but is not part of the High Valley community. Trail’s end has many large, luxury homes, a community river access-park, and its own water system.


High Valley Country Club
High Valley is the largest residential community in the Packwood area. There is 400+ lots with many residence styles, everything from large full-time, luxury homes to R-V camping. Newer manufactured homes are allowed. It has 10 Divisions which stretch along the river on the north side. High Valley dues include domestic water, swimming pools, clubhouse, walking trails and a three-par, nine-hole golf course. There’s access to the Cowlitz River for residents in several locations.
Skate Creek Terrace
Another small neighborhood of mostly single-family homes has a couple of duplexes thrown in. About two miles out of town off Skate Creek Road, it is quiet and neighborly. Many of the residents have been there for more than 20 years.
Cowlitz Vista Estates
Two and a half to 5 acres parcels in this gated community. Hilly with some wonderful river views and lots of privacy.
Skyline Vista
Wonderful river and Mt. Rainier views from this small, older neighborhood remarkably close to town. It sits on the ridge that overlooks the valley and the Town of Packwood.


Elk Horn Estates
This neighborhood is the newest in the area and the closest to town. Walking distance to the store, post office, library, and eateries. Several brand-new cabins are under construction.
Hideaway Estates
This gated community boasts extra large lots with many Mt. Rainier and territorial views. Just up the hill out of town to the south, it is very convenient but feels very secluded.
Goat Rocks
About 2.5 miles out of town toward Mt. Rainier National Park, this smaller neighborhood is mostly vacation cabins, has a nice community picnic shelter and riverfront access.
River Dance
Lovely 5 acre lots, some riverfront, all with very nice territorial views. This neighborhood is just a little farther up Highway 12 toward the ski area.
Timberline Village
About 4.5 miles east of Packwood on both sides of U.S. 12, Lower Timberline is along the river and Upper Timberline and Timberline Summit are up on the hill. All areas have access to tennis, a pool, a clubhouse, half basketball court, and a play area for kids. Single family residences and a set of 12 condos but no manufactured homes allowed. This neighborhood is the closest to Mt. Rainier National Park turn off (3 miles) and the White Pass Ski Area (15 miles).
Downtown Packwood
Just one block off both sides of the U.S. 12 business district, there are residential neighborhoods of mostly older, single family residences. Many are walking distance to the library, post office, stores, and eateries. All are served by public water. Businesses include a library, post office, grocery store, hardware store, gift shops, gas stations, several eateries, the ubiquitous small-town tavern and a brew pub.
